GadellNet Consulting Services will renovate the former American Car Company office building at 1558 South Vandeventer in the Botanical Heights neighborhood. A building permit of $ 690,000 was issued on March 8. The total cost of construction is approximately $ 962,000 and the total investment is $ 1.34M. They are planning a historically appropriate refurbishment with design partner Arcturis and hope to increase their employee count by 50 (currently 70 in the current Vandeventer office, 130 in total). They’ve moved past their current space just up the street at 1520 South Vandeventer.

Our intention is to redevelop the American Car Company building as close as possible to the original exterior and interior plan and finishes, while allowing efficient use of space for our organization.

The American Car Company office building was built in 1923 across from their streetcar manufacturing plant. GadellNet will use historic federal and state tax credits. The 5,500 square foot building is located in the historic Liggett and Myers district. The original interior doors, woodwork, windows, wood floors will be restored and exterior details will be returned as close as possible to their original condition. The exterior will be landscaped with native plants, bicycle racks and charging stations for electric vehicles. They intend to use small St. Louis-based, black-owned or female-owned businesses for a substantial part of the project.

Renovating buildings is the most sustainable building practice. Bringing a vacant building back to life is rewarding for the design team and helps signal the surrounding community that better days are ahead.
